UPDATE Lentor Hills Residences to preview on June 24 with prices starting from $1,834 psf

It’s a typical 3-bedroom compact unit with a small enclosed kitchen and a dining area which just nicely fits 6 (on paper, but perhaps not as practically). The flex room could either be used as a study, though it’s more practical as a storage room or helper’s room considering this would likely be for families. However, do note that these are minimum prices, so we can expect prices to be higher on average, especially for the 1-bedroom unit. In terms of pricing, there are 9 developments that are at most 15% more expensive than the cheapest 3-bedroom unit at Lentor Modern. This phenomenon could simply be due to the fact that freehold developments may carry to much of a premium (not a surprise, since Singaporeans love freehold).
The first condominium project in Lentor Hills, Lentor Modern by GuocoLand, sold 84% of its 605 units during its launch weekend in September 2022, with prices ranging from S$1,856 psf to S$2,538 psf. Lentor Modern’s site was acquired in 2021 for S$784.1 million or S$1,204 psf per plot ratio. These include a childcare center, a 50m swimming pool, sky terraces, work pods, an aqua deck with a jacuzzi, and a play zone clubhouse. One of the unique features of the project is a sky garden bridge that links the sky terraces, forming a continuous 400m jogging path. Lentor Modern marks the first new launch in Lentor in 14 years and this development is expected to breathe new life into the neighbourhood, with a childcare, F&B and retail outlets totalling 96,000 sq ft.
The Group’s (and its subsidiaries’) primary business is in property development, investment, and management, as well as hotel management. The Lentor Hills Residences development was sold to a joint venture between GuocoLand, Leong Holdings, and TID for S$585.6 million, or S$1,060 per square foot per plot ratio. With a total site area of about 17,100 square meters and a maximum Gross Floor Area (GFA) of 60,480 square meters, this development boasts an expected 595 residential units.
In terms of the number of lots, there are 122 carpark lots for commercial visitors and 547 lots (90%) for residential units, of which 5 will be electric car charging docks. Objectively speaking, Lentor is not central by any measure and hence it would have been perfect if there was a 1-to-1 ratio for the carpark lots. Nevertheless, I note that Lentor Modern is connected directly to the MRT and has a fair share of 1 and 2 Bedroom units, some of which may be tenants who do not drive. The new Lentor Hills estate is planned around an existing hillock and the residential projects are all located within walking distance to the Lentor MRT station on the Thomson-East Coast Line (TEL). In particular, the Lentor Central project will be among the closest to the train station. Future residents will be able to get to the Lentor MRT station by heading across the road to Lentor Modern, which is linked to the MRT station.
The Junior Master Bedroom measures 11.8 sqm, which is equivalent to the Master Bedroom sizes for the smaller units. As the room is more rectangular than squarish, it allows you sufficient space to place a dresser in addition to a bedside table. As standard, you also get a 2-panel sliding wardrobe in wood laminate that matches the walnut-engineered timber floor.
Among these launches, Lentor Modern by GuocoLand will have the best advantage of being the only mixed development. Lentor Modern will have a direct link to Lentor MRT Station, and 605 residential units for sale.
